What's new in PropKeeper: October 2026

State compliance checks, a proper Pay Bill step, smarter bank feeds, insurance instalments, a new Construction page and more from the last two weeks.

The last two weeks have been our busiest yet. PropKeeper now keeps track of state rental compliance rules for you, paying a bill leaves a proper paper trail, your bank feed is smarter about duplicates, and our mobile app is on its way.

Here's a quick tour of what's new and how it helps you spend less time on paperwork.

Compliance that keeps up with the rules in your state

Rental rules are changing fast in Victoria, the ACT and Queensland. PropKeeper now knows which rules apply to each of your properties and creates the checks for you, with reminders before they're due.

  • Victoria's 13 October changes. VIC rentals are prompted to record gas and electrical safety checks (now required every two years for every rental) and to keep records showing the property meets the minimum standards.

  • Victoria's new energy standards. Record your property's energy features, such as showerheads, insulation, cooling and draughtproofing, and see what you'll need for the 1 March 2027 and 1 July 2027 deadlines. Checks are also created when a fixed-term lease rolls over to month-to-month.

  • ACT ceiling insulation. Deadlines now follow the actual phase-in rules, including the nine-month window for agreements signed between April 2023 and November 2026.

  • Queensland new-lease checks. Checks such as smoke alarm testing are created even if you add a lease after it has already started.

  • Exemptions you can prove. When you mark a check as not applicable, you can attach the evidence, so it's on hand if you're ever asked.

  • A better Compliance & Safety Audit report. The PDF now shows the rules for your state, links to the official sources, and includes the evidence you've recorded.

Paying bills and matching your bank feed

Paying a bill used to mean flicking a switch. Now there's a proper Pay Bill step that records when you paid, which account it came from, the receipt number and a copy of the receipt. Made a mistake? Undo payment puts it back.

Pay Bill can also add the payment to your account transactions for you, or link it to a payment that's already come through from your bank. Either way, the bill and the bank payment stay connected, which is exactly the evidence trail you want at tax time.

We've also made bank feeds much better at spotting things you've already recorded:

  • Review before it lands. You can choose to hold new bank transactions for a quick review, then import, match or skip each one before it touches your balances.

  • Fewer duplicates. Bills, rental payments and transactions you entered yourself are now matched to the bank's version instead of appearing twice, even when the bank describes them a little differently.

  • Smarter suggestions. When reviewing, PropKeeper suggests nearby transactions with the same amount so matching takes a click.

  • Better file imports. Importing a bank export file uses the same smarter matching.

Insurance paid monthly, tracked properly

Many insurers don't charge the same amount every month. There's often a bigger first payment, then slightly uneven instalments after that. PropKeeper now stores your policy's actual payment schedule, reminds you before each instalment, and matches each one to the payment in your bank feed. Your yearly insurance cost is now the real figure, not an estimate.

A new home for your build

Building a new investment property? Each property now has a Construction page alongside Occupancy, Financials, Maintenance and Documents. It brings every builder invoice and payment into one place: the stage, the invoice, due date, amount and whether it's been paid. You can now record the builder's invoice number on each stage, and the page stays available after the build is finished, so the full history is always one click away.

We've also tidied up the form for recording practical completion so it matches the rest of the app.

Coming soon: more you can do from your phone

We're also building a PropKeeper mobile app, and it's coming soon. Here's a sneak peek at what it will let you do from your phone:

  • Sort transactions on the go. Open any transaction, assign it to a property and tax category, or match it to a bill or insurance instalment, all in a few seconds.

  • Review held bank transactions. If you hold your bank feed for review, you'll be able to approve, match or skip transactions from the app.

  • See your team. Owners and admins will be able to see who has access to their portfolio, their roles, and any invitations still waiting to be accepted.

  • Insurance details. Tap a policy on a property to see its full details.

  • Bank logos. Your accounts will show your bank's logo, so they're easier to tell apart.

Smaller things that make a difference

  • Sign in with Google. Start your free trial or log in with your Google account, with no password to remember.

  • Choose your notifications. Decide which reminders you get in the app, by email, or both. Every email now has an unsubscribe link too.

  • Dashboard alerts that go somewhere. The View button on alerts for expiring insurance, mortgage fixed rates and leases now takes you straight to the right place.

  • Cleaner tables. Work order statuses have clear labels, and dates across the app are easier to read.

What's next

Everything above is live now, apart from the mobile app, which is coming soon. Over the next two weeks we're focused on making PropKeeper even quicker to set up and use day to day.

Not using PropKeeper yet? Start your free 30-day trial. No credit card needed. Have an idea or something you'd like to see? We'd love to hear from you.
